Job Description
This role will join the team delivering the Lendlease developed Habitat (3401 South La Cienega) project now into construction. The Habitat is a 12-story, 260 unit apartment building and 6-story 250,000 sf office building connected by an acre of open space (and two levels of subterranean parking).
Job Summary:

The Senior Development Project Manager serves as an integral part of the Development Team and has overall responsibility for the successful planning, execution, monitoring, control and closure of the pre- thru post-construction phases of large-scale, new-construction development projects. The SDPM must have a combination of skills including ability to detect unstated assumptions, to define scopes of work, assess alternative materials, systems, or methods, and manage outcomes that meet the intent of the design team and goals of the owner.

Essential Job Functions, Duties and Responsibilities:

The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all duties, responsibilities and skills required of personnel so classified.

Construction management

  • Manage, oversee, and be responsible for all aspects of the construction process, budgets and schedules for a project or multiple projects.
  • Demonstrate mastery of the following operational and project skills: project cost, schedule, contract negotiation, bidding process, change order procedures, engineering (including critical lead times), staff needs and availability, job problems and plan of action to correct, jobsite correspondence, and conducting job-related meetings.
  • Manage the solicitation and selection process of the general contractor and sub-contractors for the project. Prepare the request for bids, review and analyze contract bids and prepare a recommendation for the selection. Negotiate Owner-Contractor/Sub-Contractor scopes, agreements and terms & conditions. Assists Development Manager with negotiation and execution of Owner-Architect-Engineer agreements and fees.
  • Possess working knowledge of all project plans, specifications, construction and design contracts, subcontracts, purchase orders, daily correspondence, submittals, structural and MEP engineering drawings and shop drawings, as well as all other project related documentation.
  • Work in concert with the Acquisitions Director and Development Manager in the underwriting and feasibility stages of potential projects.
  • Consult on the development of Investment Papers and Development and Design Briefs to insure conformity with project feasibility and cost structure.
  • Work in an integrated manner with the Development Manager and Project Design Manager to maintain and manage project control with respect to scope, budget, schedule, procurement, safety and quality. Prepare contingency plans for corrective action(s), and implement such plans as agreed.
  • Lead the development of a Master Project Construction Schedule. Monitor the activities of the Contractor, Subcontractor (s) and Design Team on processing of design drawings, project data, procurement of construction permits and approvals.
  • Manage close out agreements, guarantees, and warranties and facilitate project closeout and the final disbursement of funds.
  • Manages securing of construction permit approvals and occupancy permits from relevant City & State Agencies.
  • Manage design and design teams in pre-construction and construction administration

management & leadership

  • Thorough understanding of scope of work, covered by the trade contracts. Has demonstrated knowledge of construction, engineering and procurement and other project-related activities, their interfaces and interdependencies. Broad knowledge of industry standards.
  • Innovative thinker and tenacious protector of vision and budget.
  • Very strong organization, management, and scheduling skills are essential to the position.
  • Excellent working knowledge of relevant building permit and occupancy processes and procedures.
  • Demonstrated ability to communicate effectively with customers inside and outside of the company both verbally and in writing.
  • Strong problem solving skills coupled with the ability to workcollaboratively and effectively manage concurrent tasks with demanding design and delivery schedules.
  • Ability to keep processes moving forward and take initiative as appropriate.

relationships & communication

  • Keep Development Manager apprised on an on-going basis of all significant project developments, including design decisions, conditions and circumstances that may cause delay in the project schedule, additional design or construction costs, or that otherwise may be inconsistent with the development brief and project requirements.
  • Maintain good relationships with the owner, architect, engineers, subcontractors, suppliers, municipal authorities and company personnel involved with the project.
  • Takes the initiative in working with all departments including cost/scheduling, procurement, quality assurance, construction, labor relations, safety, finance and accounting and other services required to be performed for the project to achieve an integrated project team approach to the work.
  • Maintain ongoing communication with the owner, General Contractor and project teams to foster effective relationships.

General Background and Minimum Requirements:
  • 15 years of progressive Construction Project Management experience, which includes proven success in the multifamily mid to high-rise residential (condos and/or apartments) and mixed-use market sectors.
  • Proven success in all phases of construction operations relating to project management, engineering disciplines, field activities, scheduling, financials and project controls.
  • Solid experience building in Los Angeles to be able to anticipate and resolve challenges here.
  • BS in Construction Management, Engineering, Architecture or related field, or a relevant combination of directly-related years of experience and education.

Base Salary Range: $188,000 - $259,000

The above salary range represents Lendlease's good faith and reasonable estimate of the possible base compensation range at the time of posting and is one part of the total rewards Lendlease provides to employees.
