Job Description

POSITION SUMMARY

Responsible for managing the day-to-day lease transactions of a specific regional portfolio. Reports to Senior Vice President, Asset Management. Candidates must live in the greater Los Angeles area.

RESPONSIBILITIES:

  • Under the direction of the Senior Vice President, Asset Management, successfully executes established real estate leasing plans per regional goals
  • Develop and maintain a positive and trusting relationship with brokers in the designated markets
  • Become a market expert regarding market conditions such as rents, available product and general economic trends.
  • Mandatory memberships in professional industry/trade organizations; Participate in local activities and community events as appropriate.
  • Participate in Listing broker selection; Partner with Regional Manager to manage broker team
  • Assist with leasing assumptions/underwriting and marketing process for existing buildings as well as new acquisitions
  • Successfully negotiate lease terms that are in line with CenterPoint standards
  • Work with legal to prepare/draft lease documents, including: lease proposals, leases, amendments, license agreements, and other lease documents
  • Participate in presentation to the Executive Committee/Board regarding lease negotiations, as appropriate
  • Understands how to prepare, review, analyze, and interpret financial analysis template to make more informed decisions
  • Coordination of the lease transition with Property Manager
  • Manage open houses/showings as needed
  • Coordinate post-lease execution follow up with other team members to ensure proper finalization and completion of the lease file
  • Process and approve lease commissions

QUALIFICATIONS:

  • Bachelor's degree in Business, Real Estate or related experience required
  • Industrial leasing experience required
  • Flexible with respect to work schedule; candidate must be available to travel frequently and on short notice (30% - 40%)
  • 5+ years of related industrial real estate experience
  • Must have a strong commitment to excellence
  • Strong analytical skills
  • Written and oral communication ability
  • Must be highly organized
  • Excellent presentation skills
  • Ability to build strong and collaborative relationships
  • Absolute integrity
  • Must possess a working knowledge of Microsoft Office, including Word, PowerPoint, Excel and Outlook
  • Ability to manage elevated stress levels periodically; can work under an active and intense environment
  • Physically capable of climbing structures and ladders to survey building systems
